Ruskin Square

One Ruskin Square is a new-build 10 storey office building, completed in late 2016.
FMDC’s involvement was from commencement of RIBA stage D, in mid 2014, to completion on site, in a CMT capacity, working for developer Stanhope.

The building is part of a larger masterplan, located near East Croydon station, in a major infrastructure interchange and was delivered by Lend Lease.  This deceptively simple building employed an ‘industrial aesthetic’ to deliver a highly cost effective design, with external vertical structure and exposed internal structure and services.

The facade was executed by Scheldebouw, using a simple unitised curtain system, which was highly efficient and repetitious, delivering cost and programme benefits.

The building was our first with external structure. Valuable lessons were learnt relating to managing penetrations through the curtain walling system, which have since informed other projects with similar challenges.

The completed building is rated BREEAM ‘Excellent’ and was shortlisted for the 2017 RIBA London and BCO awards.  One Ruskin Square was FMDC’s first collaboration with architects ShedKM, which has since grown to other projects, including Plot 1 at Brent Cross, under construction in 2023.
