11-21 Canal Reach, Kings Cross

11-21 Canal Reach (aka T2-T3) is a large office building on the Kings Cross estate, designed by Bennetts Associates for Argent.
FMDC were engaged from early stage 2, through to completion on site, undertaking a CMT role for the developer in stage 5. It was one of our earlier collaborations with Bennetts, which has since grown to many other successful projects.

BAM were Main Contractors for the scheme, with the unitised curtain walling design, manufactured and installed by Focchi.  A key design feature of the envelope is the horizontal brise soliel blades, running along the facade, which are suspended from roof level, and laterally retrained against the curtain walling behind.  These provide important solar control protection, whilst giving the main street facing elevation its character.

The building also enjoys landscaped roof gardens and terraces which provide uninterrupted views across London.   It was completed in 2022, following an extensive fit-out, for current tenant Meta.  The scheme was delivered to a strong Sustainability agenda, championed by client, architect and the entire design team, achieving a BREEAM ‘Outstanding’ rating.
